Geneva, St. Charles and Batavia sit within a few miles of each other and sell to people looking for quite different things — a walkable historic downtown, a bigger lot, or the best house their money buys west of the tollway. A listing here is competing inside its own town first.

The housing stock is genuinely mixed: Victorians and century-old frame houses near the river, post-war ranches, and new construction further out. That range is why a template shoot does not work here — the older houses need the light handled, the newer ones need their scale kept.

Prices are more grounded than the North Shore, which makes the media budget matter more, not less. At $550,000 the gap between a good gallery and an average one is the same gap — it just costs less to close.
